NOTICE of FEES to TENANTS
The charges you are liable for when renting a property are:
- Payments linked with a tenant's request for an early termination of the tenancy before they are entitled to do so. Capped at the loss of the landlord or the costs spent by the agents.
- If the annual rent is less than £50,000, a tenancy deposit of 5 weeks rent is required; if the annual rent is more than £50,000, a tenant deposit of 6 weeks is required.
- To reserve the property, a holding deposit equal to one week's rent is required. The holding deposit will be offset against the dilapidation deposit if the application is approved, and the payee agrees. This deposit can be cancelled should the tenant or guarantor:
- Withdraw from the tenancy
- Fails a right to rent check
- Provides false or misleading information
- Unreasonable delays in responding to reasonable requests for - information
- Failure to sign the lease agreement within the timeframe required
- Payments for rent, communication services, council tax, TV license and utilities.
- Changes to the tenancy at the tenant's request – no more than £50, or reasonable costs spent if higher.
- If rent is more than 14 days late, a default fee of 3% above the Bank of England base rate will be charged.
- A default fee for the replacement of lost keys or security device.
For any leases not affected by the Tenant Fee Act 2019, costs and any default fees continue to apply. This includes a £100.00 per person referencing fee, a 6-week dilapidation deposit, a Check-Out charge of between £140.00 and £190.00, and any other fees or charges mentioned in the Tenancy Agreement.
